Employment income only. Skips RRSP deductions, union dues, and most credits other than the basic personal amount and the Canada employment amount.

Compares the same pre-tax dollar in each account. If you are buying a first home, FHSA usually wins. If your tax rate will be lower in retirement, RRSP usually beats TFSA.

What tax sits on the sticker price

GST is federal. HST replaces GST+PST in some provinces. Quebec charges QST on top of GST.

How much of the gain is taxable

Canada still uses a 50% inclusion rate for most people. The 2024 proposal to raise it was not the law this kit uses. Principal residence is usually exempt — do not run your house through this.
